With 40,000 i would speak to a financial advisor and invest in stocks, ownership is important putting money towards buying a property to create residual income . I would put 5-10k on down payment for my house, and pay debts down. Pay for remainder of my daughter's tuition, and take a trip to Bali. Save what ever is left for emergency fund.
